Nicole Porter, REALTOR® - Scottsdale Seniors Real Estate Specialist

Your parents' house comes with a lot of questions. Start here.

I'm Nicole Porter, a Scottsdale REALTOR® helping Arizona families navigate real estate decisions that aren't always straightforward.

Licensed since 2017, with specialties in senior real estate and aging-in-place solutions, I help families understand their options, connect with the right professionals, and figure out what makes sense for their situation.

Scottsdale, Arizona • Serving Metro Phoenix

Yep, I've been there.

I lost both of my parents within a year of each other. Suddenly, I was navigating decisions about our family home from across the country, along with everything else that comes after losing someone you love.

Even with years of real estate experience, I learned firsthand how complicated these situations can become.

That's why I focus on helping families get organized, understand their choices, and make decisions with more clarity and less overwhelm. Because sometimes you need more than a real estate agent. You need someone who's been through it.

Where are you right now?

Mom or Dad Is Still at Home

Can they stay? What would need to change?

When is it time to move?

  • What could get harder in the house over time

  • Which updates are worth considering, and who does that work

  • Their options if staying stops making sense

I Inherited a House

Here’s what to do first, and what can wait. You don't have to figure it all out on your own or make decisions before you're ready.

  • Should you sell, keep, rent or buy out a sibling

  • Which professionals to talk to first

  • What to check before you answer a cash offer

What SRES® and CAPS mean for your family

Seniors Real Estate Specialist® (SRES®)

I've had added training in real estate for older adults and their families. That means I understand the things a typical home sale doesn't cover: a parent leaving a home they've lived in for decades, downsizing, what housing options exist, and when to bring in an attorney or tax professional.

Certified Aging-in-Place Specialist (CAPS)

I've been trained in how a home works, or doesn't, as the people in it get older. I can help you see what could make it harder for your parent to stay, what could help, and who can do the work.

Mom or Dad is still at home

They want to stay. You're starting to wonder what that's going to take.

The earlier you look at it, the more choices your family has.

Questions worth asking now

The house itself: what could get harder over time, like stairs, bathrooms, entrances and upkeep?

What could change: which updates are worth considering, and who does that work?

How long staying could work: what would it take to keep them there longer?

The backup plan: what are their options if staying stops making sense?

This isn't a pitch to get your parents to move. Sometimes the best real estate advice is to stay put.

Start with a free call. I'll tell you where I'd begin and who you should talk to. If you want my help going deeper, I'll tell you how that works.

You inherited a house.

Keep it, sell it, rent it, clean it out, fight with your brother about it.

You don't have to figure it all out this week.

You just need to know what comes next.

Suddenly you own a house, or part of one. It's full of your parents' stuff.

You don't know where the paperwork is, who's allowed to sign what, what the place is worth,

or whether you should spend a dime fixing it.

And somewhere in there, the "we buy houses" letters and calls start showing up.

You don't need a sales pitch right now.

You need someone who knows how this works to help you see your options.

How this works:

1. We talk. Book a free 15-minute call and tell me what's going on. My real estate advice is free, and you don't have to sell anything.

2. You see your options. Sell it, keep it, rent it, or buy out a sibling. I'll tell you what I'd look at first and which professionals to talk to.

3. You choose what happens next. Handle it yourself with the right people on your list. If you're ready to sell and want all the help, I'll connect you with the right agent for that home and that area. If you'd rather have someone run the whole thing for you, that's a separate conversation, and we can have it on the call.

Before you answer a single cash offer

Sometimes a cash sale is the right call. But don't take the first offer just because you're overwhelmed and it would make the problem go away. Find out what the house is worth first. Then you can decide with real numbers in front of you.
